    Prices are per square metre of loft area unless stated as a fixed price. Final costs are confirmed following a satellite assessment of your property. Standard inclusions — hatch insulation, lap vents, tank and pipe insulation, waste removal, and a completion certificate — are provided at no extra cost where required.

    The following improvements are provided when functionally required. They are not optional upsells — they are part of doing the job properly.

    Loft hatch insulation and draught proofing

    The loft hatch is a common source of heat loss. We insulate and seal it as part of any insulation project to maintain the thermal envelope.

    Ventilation improvements (lap vents)

    Correct airflow prevents condensation and moisture build‑up. We install lap vents where existing ventilation is insufficient.

    Tank and pipe insulation

    Water tanks and exposed pipes in the loft are insulated to prevent freezing after the loft floor is properly insulated.

    Anti‑fungal timber treatment

    Where damp or mould is identified on timbers, treatment is applied to prevent further deterioration before new insulation is installed.

    Removal of installation waste

    All old insulation, packaging, and debris is removed from the property and disposed of responsibly.

    Basic loft clearance of accessible items

    Loose items in the working area are carefully moved to allow safe access and installation. We ask that large or heavy items are removed before installation day.

    Completion certificate

    After every project you receive a certificate confirming the work completed, materials used, and insulation depths installed.

    Typical Project Scenarios

    Insulation Correction & Top-Up

    Existing insulation is corrected and topped up with 200mm of mineral wool to improve thermal performance. Typically completed in a single day.

    Removal + Full Re‑Insulation

    Old, damaged, or contaminated insulation is completely removed. New 300mm insulation is installed from scratch. May require one to two days depending on loft size.

    Re-Insulation + Boarding

    Old insulation is removed and replaced, raised timber framework is constructed, and boarding is fitted to create a usable storage area. Most common project type.

    Full Loft Improvement with Ladder

    Complete package including re-insulation, raised boarding, and a fixed loft ladder for safe permanent access. Transforms any loft into a practical storage space.
