Open-cell spray foam is a type of insulation that is applied as a liquid and expands to fill the spaces between rafters in a loft. It was widely marketed as a high-performance insulation solution and was installed in many UK homes, particularly during periods when government-backed incentive schemes encouraged rapid insulation upgrades.
Why Was It Installed?
Spray foam was promoted as a long-lasting, space-efficient insulation method. Its ability to be applied directly to the underside of the roof covering made it attractive for loft conversions and situations where headroom was limited. Many homeowners were advised to install it without being fully informed about the potential long-term implications.
Surveyor and Mortgage Concerns
Some surveyors have raised concerns about spray foam insulation in residential lofts. Issues cited include the inability to inspect the roof timbers and covering once the foam is in place, potential moisture retention, and uncertainty about long-term interaction with roofing materials. As a result, some mortgage lenders have been cautious about properties with spray foam insulation, which can affect property valuations and saleability. The extent to which this applies varies between lenders and individual surveyors.
Ventilation and Moisture Dynamics
A correctly ventilated loft allows moisture-laden air to escape, preventing condensation from forming on cold surfaces. Spray foam applied to the underside of the roof can impede this natural ventilation pathway. In some installations, this has led to moisture becoming trapped between the foam and the roof covering, potentially causing timber deterioration or damp issues over time. The severity depends on the specific installation, the property type, and the existing ventilation provision.
When Is Removal Necessary?
Removal may be indicated in the following circumstances:

- The property is being prepared for sale and the presence of spray foam could affect saleability
- There is evidence of moisture retention, condensation, or timber deterioration behind the foam

When Removal May Not Be Indicated
Not every property with spray foam insulation requires removal. If the installation is in good condition, the roof is sound, ventilation has not been compromised, and there are no plans to sell the property in the near term, removal may not be the most appropriate course of action. Our Removal Methodology
Open-cell spray foam removal is a careful, labour-intensive process. The foam is removed mechanically from the roof timbers and covering, taking care to avoid damage to tiles, felt, and structural elements. The loft is cleaned of all residual material and waste is removed from the property. Once the foam has been removed, the roof structure can be inspected, ventilation reinstated, and conventional insulation installed in its place.
Post-Removal Insulation Pathways
After spray foam removal, the loft can be insulated using conventional methods. A 300mm mineral wool installation at joist level is the most common and cost-effective option. Where headroom or usage requirements dictate, a different specification may be considered. We advise on the most appropriate solution on the day, once the foam has been removed and the loft condition can be seen.
