    The Problem

    The loft had been boarded directly onto joists with only 50mm of compressed fibreglass insulation beneath. The homeowner reported persistent cold spots upstairs and rising heating bills. The existing boarding was preventing the insulation from performing effectively.

    Assessment & Specification

    Based on satellite measurement and the homeowner's description, the insulation was identified as well below the recommended 300mm depth and significantly compressed by boarding. The loft hatch was uninsulated and draughty. These details were confirmed on arrival, and ventilation was found to be adequate.

    Scope of Work

    Removal of existing boarding. Removal of old compressed insulation. Full 300mm mineral wool installation. Raised loft boarding on legs above the insulation layer. Draught-proofed and insulated loft hatch. Water tank and pipe insulation.

    Outcome

    The homeowner reported a noticeable improvement in upstairs warmth within the first week. The loft now provides usable storage space without compromising insulation depth.

    How the Loft Was Assessed

    The roof footprint was measured remotely from satellite imagery and cross-checked against photographs of the loft interior, which is how around 90% of our projects are quoted. The fixed price was issued in writing before the work was booked, so the figure agreed at the start was the figure paid at the end.

    Ventilation, condensation risk and any pipe or tank insulation were assessed on the day of installation and dealt with then. Because those items are included as standard, no additional charge arose once work was underway.
