    The Problem

    The homeowner was preparing the property for sale when a surveyor flagged open-cell spray foam insulation applied to the underside of the roof. The lender raised concerns about the inability to inspect the roof timbers and covering, and the sale was at risk of falling through.

    Assessment & Specification

    Based on information provided and photographs, the spray foam was identified as having been applied directly to the roofing felt without preserving ventilation pathways. On the day of installation, early evidence of moisture retention at the eaves was confirmed. The most appropriate course of action was full removal of the spray foam, reinstatement of ventilation, and installation of conventional joist-level insulation.

    Scope of Work

    Complete removal of open-cell spray foam from the roof slope. Installation of lap vents to restore airflow. Full 300mm mineral wool installation at joist level. Draught-proofed and insulated loft hatch. All waste removed from site.

    Outcome

    The loft was returned to a fully inspectable, conventionally insulated condition. The subsequent survey raised no further concerns and the sale proceeded.

    How the Loft Was Assessed

    The roof footprint was measured remotely from satellite imagery and cross-checked against photographs of the loft interior, which is how around 90% of our projects are quoted. The fixed price was issued in writing before the work was booked, so the figure agreed at the start was the figure paid at the end.

    Ventilation, condensation risk and any pipe or tank insulation were assessed on the day of installation and dealt with then. Because those items are included as standard, no additional charge arose once work was underway.
