Why lenders object
Foam applied to the underside of the roof covering hides the timbers and can restrict ventilation. A valuer who cannot inspect the structure may down-value or decline, regardless of the foam's actual condition.
Steps for sellers
- Gather any paperwork from the original installation, including product type and guarantees
- Establish whether the foam is open-cell or closed-cell — this affects removal difficulty and cost
- Get a written quote for full removal so the cost is a known figure in negotiations
- Have the foam removed and the loft reinsulated to current standards
- Keep photographs and a completion certificate recording the work, materials and depths installed
Removal costs
Open-cell removal is £45/m² and closed-cell £65/m², with reinsulation charged separately at the published mineral wool rates. Closed-cell foam bonds harder to the roof and takes longer to remove.
A word of caution
Some firms claim removal 'restores mortgageability' as a guarantee. No contractor can guarantee a lender's decision. What removal does is restore visible, inspectable roof timbers and ventilation, which is what surveyors are looking for.
